The days of buying a home with no income and no documentation are gone. However it does not mean that you can not still purchase a home with little money down. Depending on your situation many people qualify for an FHA mortgage. With 3.5% down and asking a seller to pay your closing costs you can into a home for around the same money it costs to put a security deposit on a rental property. You may also get a gift from a family member to help you purchase your home. The banks are looking for a minimum 2 years of employment in the same field unless you have just graduated from college then they will use your transcripts instead. Housing pricing has leveled out and made it more affordable for first time buyers to purchase a home. As you may already know by searching for rentals in different areas, the monthly rent has not decreased and this will allow you to own for the same or even less per month by owning a home. When this happens it gives first time buyers and single parents a chance to own a home.
